Flue Regulation Deadline

The issue of room-sealed, fanned-draught chimney systems in voids will come to the forefront next year as the deadline to comply with the latest guidance from the HSE and Gas Safe Register means that - by 31 December 2012 - boilers with inaccessible chimney systems must be relocated, replaced or have inspection hatches installed.

New guidance regarding room-sealed, fanned-draught systems that have been hidden comes into force next year. This means that if a property has a boiler chimney system that cannot be inspected because it is concealed behind walls or ceilings you have until 31st December 2012 to get inspection hatches fitted.Thereafter and without corrective works your system will be classified as 'AT RISK' and should not be used; and most seriously for Landlords, you have tenants who are at potential of risk of carbon monoxide poisoning.

A typical inspection hatch is 300mm x 300mm and one is required at every joint in the flue system.

It is a legal requirement for gas engineers to check flues after they have carried out any work on a boiler - to check that the flue is continuous and adequately supported throughout its length and that the joints are properly supported and sealed.

An engineer who is unable to carry out checks - because he cannot visually see the chimney system is actually being prevented from complying with his legal duties.
